A $500 damage deposit is required. Damage deposit is refunded 7 days after departure.
Each unit is furnished to the owner's taste so please leave furniture arranged the same way you found it. Failure to adhere to this policy will result in the loss of your damage deposit.
A 5% fee is applied to all cancelled reservations.
For cancellations received within 60 days of arrival or after arrival date, payments will be retained. If the space can be re-rented, a pro-rata refund will be issued.
Cancellations received 60 days prior to arrival will be refunded less 5% cancellation fee.

Vacation Rental Lease Agreement
By entering your credit card and submitting this reservation you hereby agree to the following Terms and Conditions: This lease is entered into by and between Jesse Gomez (hereinafter "Manager"), and "Guest", on the date the reservation form is submitted. Manager hereby leases to Guest, and Guest leases from Manager, those premises commonly referred at the Property Address (hereinafter "Premises") under the following terms and conditions:
- Term -- This lease shall commence on Arrival Date, and shall continue until Departure Date, (hereinafter "Term"), unless terminated at an earlier date in accordance with the provisions of this lease dealing with default.
- Rent -- Guest agrees to pay Manager Rent for the use and occupancy of the Premises in the amount listed on this web under "Rates".
- Cancellation Policy -- This agreement is cancelable by either party with a 10 day written notice 60 days prior to arrival. Full payment is due within 60 days of arrival. Payment is nonrefundable unless Manager is able to re-rent the unit at the same price. A deposit of 20% may be placed to reserve a unit. The deposit is refundable provided that written cancellation notice is made within 60 days prior to arrival date. A cancellation fee in the amount of 5% of the deposit may be applied if guest cancels reservation.
- Check In -- Check in is after 2:00pm on the day of arrival.
- Check Out -- Check out is before 10:00am. Place all dishes in the dishwasher and start. Take out the trash and gather up all linens and towels placing them by the laundry machine. Place the keys and garage door opener on the counter. There's a $50 charge for lost keys and $100 charge for lost garage door openers. No late check out is available because the cleaners come at 10:00am to get ready for guests arriving at 2:00pm. A charge of $250/hour will applied for all late check-outs. This fee is rounded up to the hour. For example, a 75 minute late check-out charge would be $500.
- Barbecue -- The barbecue is available for Guests only. Please do not leave utensils outside on grill or table.
- No Smoking or Pets -- Please refrain from smoking in the units. Sand filled bucket's are provided outside each unit. No pets are allowed.
- Trash -- Trash bins are located on the south side of the building. Summer trash pick-ups is on Tuesdays only at 7 a.m. There is two 96 gallon containers for each unit. Please make sure your containers get set out, and also placed back in trash bin, otherwise it will get filled by passers-by. The trash pick-up location on the SE corner of the building.
- Outdoor Shower -- An-outdoor hot water shower is located on the west side of the building. Feel free to use this for removing excess sand - it saves on slow draining problems in tubs and showers and keeps the units clean.
- Noise -- We ask that you keep the music and excess noise down to a minimum after 10pm. No parties are allowed. Only those staying at the unit are allowed on the property.
- Telephone -- Local calls are free, but there is a surcharge for all long distance calls. Guest is responsible for all Long-distance calls placed during term of rental.
- Loss and Damage -- Guest agrees to be responsible for any and all damage, loss or theft to the property and contents in the unit during term of rental.
- Default by Guest -- Manager and Guest agree that every condition, covenant, and provision of this lease is material. A breach of any condition, covenant, or provision of this lease by Guest will constitute a material breach. For any material breach by Guest, Manager may provide Guest with a written 24 hour notice that describes the breach and demands that Guest cure the default. If Guest does not cure the default within 24 hours, or if a cure is not possible, this Lease will be terminated.
In the event of breach by Guest, Manager reserves all rights and remedies conferred under the laws of the State of CA, including the right to terminate the lease, the right to immediate possession of the premises, and the right to all damages. Additionally, the parties agree that the following provisions apply to a breach of this lease by Guest:
If Guest breaches this lease and abandons before the end of the term, or if Manager terminates Guest's right to possession because of Guest's breach of this lease, Manager may recover from Guest:
- The worth at the time of award of the unpaid rent that had been earned at the time of termination;
- The worth at the time of the award of the amount by which the unpaid rent that would have been earned after termination until the time of award exceeds the amount of the rental loss that Guest proves could have been reasonably avoided;
- The worth at the time of award of the amount by which the unpaid rent for the balance of the term after the time of award exceeds the amount of the rental loss for the period that Guest proves could be reasonably avoided; reasonably avoided; and loss of items, broken or damaged furniture, apliances or etc.
- Any other amount necessary to compensate Manager for all the detriment proximately caused by Guest's failure to perform Guest's obligations under this lease, or that in the ordinary course of things would be likely to result from that failure.
- Sole Agreement -- This document, including any attachments incorporated by reference herein, constitutes the entire and sole agreement between Manager and Guest respecting the leased Premises, the leasing of the leased Premises to Guest, and the lease term created under this Lease, and correctly sets forth the obligations of Manager and Guest to each other as of its date. Any agreements or representations respecting the leased premises or their leasing by Manager to Guest not expressly set forth in this lease agreement are null and void.
